Architectural Controls

The following architectural controls are maintained at Schandre Estates to ensure a high quality development for many years to come.

  • Residential buildings shall have finished areas of not less than the following:
  • Style Minimum Square Feet
    Walkout 1400 (main floor)
    Bungalow 1300 (main floor)
    Two-Story 1700 (total)
    Raised Bungalow 1300 (main floor)
    Bi-Level 1350 (main floor)
  • All residential buildings with a two car garage shall have two separate doors and all residential buildings with a three car garage shall have one single garage door and one double garage door;
  • All exterior finish of buildings (including any out buildings such as shops, storage units, etc…), other than shingles, shall be either cedar, stucco, Hardie Board, stone, or brick, or a combination of those materials, and all exterior finish, including shingles, shall be in earth-tone colours. Vinyl siding shall not be used on any buildings;
  • Any metal chimneys shall be completely enclosed;
  • All roofs shall be constructed of either shakes, metal profile shingles, clay roofing tiles, or 30 year asphalt shingles;
  • Driveways shall not be constructed of asphalt material. Regular concrete, patterned concrete, exposed aggregate and/or paving stones may be used. Driveways shall be completed within one year after occupancy;
  • Swimming pools shall be constructed with geotech approved liners in compliance with the Geotechnical report;
  • Large retaining walls shall not be allowed unless requested and approved by Schandre Estates;
  • No fences shall be constructed from the street to the building set back. All approved fences shall be stained or painted in earth-tone colours;
